8 Easy Steps to Selling a Property Yourself
Step 1. Preparing your home to sell - make it look great

Presentation is everything! Home buyers are attracted to clean, spacious and attractive houses. Your goal is to dazzle buyers. Brighten-up the house and remove all clutter from counter tops, tables and rooms. Scrub-down your house from top to bottom. Make it sparkle. Simple aesthetic improvements such as trimming trees, planting flowers, fixing squeaking steps, broken tiles, shampooing rugs and even re-painting a faded bedroom will greatly enhance the appeal of your house. Also, make sure your house smells good. That's right, clean out the cat box and light mildly scented candles.
Invite a neighbor over to walk through your house like a buyer would. Get their opinion on how it "shows." The stuffed donkey in the family room may have to go to your in-laws for a while.

Step 2. Pricing your home effectively

Do not over price your home. Over-pricing when you sell a home reduces buyer interest, makes competing homes look like better values, and can lead to mortgage rejections once the appraisal is in. Over-pricing when selling a home is the single biggest reason why many "for sale by owner" home sellers don't sell their homes successfully. Remember: the home selling market dictates the price (not what you think it should be worth).
One of the best ways to correctly price your house when selling is to find out how much other homes, similar to your own, recently sold for in your neighborhood. Talk to home sellers, buyers and check out the real estate listings in your local newspaper.
Typically, if you set the price of your home at 5 to 10 percent above the market price, you are likely to end up with an offer close to your home's true value. Also, you may try calculating the cost per square foot of your home compared to the house selling prices in your area (divide list price by square footage of livable space). If your house has more features or other desirable qualities, you may want to set a slightly higher house selling price.
The easiest way to accurately price your home is to contact a local home appraiser.
Finally, set your house selling price just under a whole number, such as $369,900 rather than $370,000.

Step 3. Get a real estate lawyer

Even though it's an additional expense, it may be wise to hire a lawyer who will protect your interests throughout the entire transaction. An experienced real estate lawyer can help you evaluate complicated offers (those with a variety of conditions), act as an escrow agent to hold the down payment, evaluate complex mortgages and/or leases with options to buy, review contracts and handle your home's closing process. They can also tell you what things, by law, you must disclose to buyers prior to a sale and can also help you avoid inadvertently discriminating against any potential buyers.
In some areas, title companies will handle all aspects of the transaction and have in-house legal departments that can assist you with legal issues that may arise.
Unless you're significantly experienced in the home selling process, having a real estate lawyer at your side provides peace-of-mind. You know you've got someone looking out for your interests, not just the buyers.

Step 4. Marketing your home

Exposure, exposure, exposure. That's how sellers sell their home fast.
If your home is in a market where there is a mass-distributed magazine, or newspaper(s), your home's exposure will be even greater because they can be found at thousands of locations frequented by buyers that include grocery stores, shopping centers, convenience stores and restaurants.

Writing your sell ad
Your advertising ad should be thorough yet short, simple and to-the-point. Long, flowery prose will not make your house sound more appealing. It will simply make it harder for the home buyer to read. Make sure to provide the critical facts buyers are looking for such as the house's number of bathrooms, a re-modeled kitchen, etc.
Most home buyers quickly scan ads, so it is important that your house stands out. For example, you may want to add a theme-line such as "Priced below market" or "Great schools." Stay away from industry jargon and use language that makes home buyers comfortable.
Home Photos: Yes, a picture is worth a thousand words
If you are taking a photo of your home, be sure that the home's yard/driveway is uncluttered. Remove bikes, garbage cans and parked cars. The same applies for interior shots. People are looking to buy your house, not your possessions. Think of furniture as props and the room a stage. Move things around if you have to. Also, take lots of house photos. Film is cheap...your home deserves quality. The more you shoot, the better the odds are that you'll get a few really good shots.
Lawn signs
Lawn signs are one the most important marketing tools for home sellers. They attract attention to your home. Professionally-produced signs, telegraph to home buyers a "quality" image of your house. Directional signs also help drive buyers to your property, especially if you do not live on a busy street.
Open houses
Open houses are sometimes a good way to attract buyers to your home. Typically, real estate agents conduct open houses for two reasons; 1. Clients expect them 2. They are a good way to attract buyers, not just for the open house but for all houses for sale in the realtor's area (yes, your competition). The fact is that very few houses sell due to a open house itself.

Home Brochures/Information sheets
It is a good idea to create an information sheet (with a photo) about your home to give potential buyers.
The MLS
The MLS or Multiple Listing Service can also help market your home, particularly to real estate agents who may know of buyers seeking a property like yours. The MLS is a directory used by real estate agents to announce to other agents that they have a home for sale. However, if a real estate agent finds you a buyer after seeing your home on the MLS, you must usually pay that agent a 2.5% to 3% commission (the law states that all commissions are negotiable, however).
You are your home's best salesman
As every salesman knows, to be effective you have to really know your product. And who knows your home better than you. Sell your neighborhood as well as your house. Show enthusiasm, but don't get caught-up talking too much about how "your daughter spent the best years of her life in this very room."

Step 5. Negotiating an offer on your home
When a home buyer makes an offer (this is often presented to you directly from the buyer or through their lawyer), you should consult with your attorney. Buyers and sellers have an Attorney Review Period, which is usually three days, to cancel or amend the offer. The offer becomes a contract at the end of the Attorney Review Period, and is binding. Many of your home's offers can be complicated and contain special clauses that favor the buyer.
Purchase price isn't everything. Carefully consider the purchase contract's other terms and conditions. Too many contingencies can leave loopholes and cause a deal to collapse. Especially avoid contingencies that favor the house's buyer, such as linking the escrow closing date to the buyer's sale of their current home. If the buyer insists on such terms, include a so-called kick-out clause in the contract that will allow you to consider other offers if the buyer isn't able to sell within a certain period of time.
Assess your buyer's financial qualifications
Is the buyer pre-approved? How much of a loan is the buyer seeking? Unless you are in an active market, lenders tend to shy away from underwriting a deal in which the purchase price is higher than the nearest comparable sale and the buyer is putting less than 10% down. If this is the case, your buyer may not be able to obtain financing.
Know the home selling market
How you judge an offer also can depend on market conditions. If the selling market is slow, you may feel vulnerable, especially if circumstances are pressing you to sell. Make sure any offer you accept does not keep you in escrow longer than 30 days. In a hot market where multiple offers are likely, be wary of countering more than one offer at a time (you could end up in legal trouble if two buyers both accept your counter offer). Also be wary of offers that promise more money but contain poor contract terms (long escrow, multiple contingencies, etc.).
If you feel the home's offer is insufficient, make a counter offer. Rarely is a first offer the buyer's absolute highest price they are willing to pay. Negotiating is part of the home selling process.
Again, your lawyer should review the details of all offers.

Step 6. Home inspections
All standard real estate contracts are going to give the prospective home buyer the right to inspect your property - so be prepared. Under a general inspection you are obligated to make major repairs to appliances, plumbing, septic, electrical and heating systems - or the buyer may cancel the offer. The inspection will also include your property's roof, as well as a termite inspection (in some states, house sellers must provide proof that the home is termite free).
If you are concerned about how your home will fair when inspected, you may want to contact a licensed inspector. They can conduct an inspection for you before a potential buyer has one done. This way, you can address the problems before a buyer stumbles upon them.
Once the inspections are complete, the buyer makes an application to a mortgage lender.

Step 7. Buyer appraisals and other details
The mortgage lender will order an appraisal of your home to make sure they are not paying more than the house is worth. They may also order a surveyor to make sure that the property boundaries are properly laid out. They will also order a title search to determine if there are any liens against your property. These tasks are all the responsibility of the buyer and/or their attorney.
At this point too, the mortgage company will issue a commitment. Again, the buyer (and their attorney) must complete all conditions listed on the mortgage commitment.
Prior to closing, you should notify your lender that you will be paying off your mortgage. After a closing date has been agreed to, you should contact your utility providers and advise them of your final billing date.

Step 8. Closing
The day of the closing, the home's buyer will do a "walk through" of the property to make sure all agreed repairs are completed and that the home is in the same condition as when the buyer made their offer. If problems arise that this point, the closing can still take place with funds held in escrow to remedy the problem.
Closings usually occur 30 - 45 days after you have signed the sales contract. Depending on what state you reside in, you may close with an attorney, or with a title company. At the closing, all monies will be collected, any existing loans or liens will be paid, the deed will be transferred, and insurance will be issued insuring a free and clear title. The home seller will receive the proceeds of their home in one to two business days after the closing.

I was blessed to find Jean Paul Ho when I needed to sell my mother's house after she passed away. I had so much to deal with as I lived in a neighborhood 20 minutes away, had a full time job and was the executive of her estate. Jean Paul Ho made my life so much easier because he showed I could trust him entirely to work in my best interest and because he was a man of integrity. Jean Paul Ho used different strategies to see the home and because he has so much expertise he was able to weed out buyers he knew would not get a mortgage so that time was not wasted. In addition to this, he was able to find me people to hire for snow removal, handywork and always went way beyond his duty in any concern I had. I was shocked to read that a person complained about Jean Paul being rude because he always answered emails and gave me his cell number and responded timely. I can assure you that if he did not get back to you from his cell phone, there was a problem with his phone! I have recently listed and sold my house with Jean-Paul Ho after having my house sit on the market for over 12 months. In 2014, due to my job relocation a family member recommended me to Jean-Paul Ho. I have seen his sign all over Canarsie Brooklyn for years and my initial thought was that he must be too busy for my business. At first, i tried selling my house on my own but then I had all kinds of people that called all hours & that came ringing my doorbell even though I did not have a sign (Many were investors who were trying to bargain with me to sell my property for pennies of the dollar) it was gut wrenching & stressful since I have a 5 year old daughter & my mother who lives with me and is 85 years old. She was scared for her life! I then realized that I was asking for trouble. I came to conclusion that trying to save the money by not paying a commission was not worth it! After telling my co worker about all the stresses I was going through she suggested for me to use a national franchise or big name (Not realizing that Jean-Paul Ho has built his own reputation) company. I took the suggestion and decided to use a national franchise that promised to sell my house for the most money with millions of exposure. Little did I know that selling real estate was not as easy as it turn out to be (especial on TV). I signed a 12 month listing in the Multiple listing not knowing that I could of negotiated for less . After listing the property with the national franchise I never heard from the salesperson again. Again my stresses started when brokers from the multiple listing service started calling & knocking on my door. I've given strict instruction to the brokers that I did not want to be harrased.. I was so upset after days of calling him that I went to his office to see why he has not return my calls, his manager was very rude to me so I asked to speak to the owner of the company. (I did not realize that all the franchises are independently owned & they do not work together) the owner was too important to even speak to me. Afterwards they took my name & number. The next day I get a call that one of the brokers that showed the property had a full price offer. I was confused! why I was not told of the offer before until I have complaint? The manager & salesperson promised me that the buyers were qualify and they would close immediately. After going to contract with my house in North Carolina (which they close in 30 days) after 90 days I was told the buyers' loan was denied because of their credit & employment issues? I was forced to closed in North Carolina or lose my down payment. I was stuck with 2 mortgages which I could not afford.

After my family heard about my nightmare & prayed that things will changed I decided to call Jean-Paul Ho. At first I called a number that was a company he worked for & was told he had retired from Real Estate. So I decided to google his name & learned that he has opened up his own business called "Brooklyn Real Property". I finally got to speak to him. He came over right away to meet with me (I was surprised & impressed that he came to see me personally at my home when other real estate company owner did not want to even give me the time of the day). After meeting with him he spent over an hour explaining the process & educating me on the market condition by providing pages of data of similar homes sold in the area. I found him to be very knowledgable, compassionate & sincere in helping me & my family!

When my listing finally expired with the nightmare broker, I immediately signed and listed my home with Jean-Paul Ho for $ 50,000.00 more of the original asking price. After 3 days on the market, Jean-Paul Ho personally showed & escorted every showing. Over 30 potential clients came and look. That week I went to contract with the above asking price and closed in 45 days that Jean-Paul Ho was hired! As a home owner and been through what I have been through I appreciate Jean-Paul Ho hard work, ethics and integrity! Now I Understand why his name is all over the city and many people recommend him! He is my angel and has saved me from losing my home. Until this day - I stay in contact with him. I wish I have dealt with him from the beginning....

It didn't work out

I'm sorry to hear about your frustration. I'm sure there is a misunderstanding I have been selling real estate for over 28 yrs and this is the first time that I've received any complaint of me being rude or not cooperating with other broker. In every listing there are showing instruction listed on the listing which 90% all of my listing showing are schedule or done by my secretary or personal assistant since I'm always so busy running around with clients, closing, training or hosting a homebuyer seminar. I've even publicly listed my cell phone (How many Real Estate has their cell phone listed publicly? I always return my calls if I'm busy I still will return my calls by the end of the day.) in case the office are unable to schedule the appointment or there is a problem (If I did not want to co broke why would I give out my cell phone)? I'm the biggest advocate of sharing and co Broking that is why I have joined & payed so much money for membership of the Brooklyn New York multiple listing service which has offer 3,500 members & REBNY Manhattan multiple listing service which which has over 27,000 members . Chinese American real estate association and board of Realtors of New York which cost thousands of dollars to join and you must be sponsored and elected by the board ( by the way I'm the chairperson for the BNYMLS education & board of directors - The BNYMLS & REBNY has a grievance committee & Director on call which is open 7 days a week if any member have problem showing a listing or cooperation - REBNY also has a protocol in case there is a grievance (many real estate Company cannot just join or refuse to join because they do not want to co broke & be subject to the rules & regulation or have no one to sponsor them which they do take in consideration of the years in Real Estate & reputation) as a Realtor there is also a certain code of ethics I must abide by - Under the state of NY Department of State Law Article 12A I'm also a sellers / owner agent & my fiduciary relationship is to his sellers/ agent which I must do my due diligence and duty to account & best ability to screen every potential buyer by due process and qualifying (willing, able & ready buyer). A seller’s agent has, with-out limitation, the following fiduciary duties to the seller: reasonable care, undivided loyalty, confidentiality, full disclosure, obedience and duty to account. A seller’s agent does not represent the interests of the buyer. The obligations of a seller’s agent are also subject to any spe-cific provisions set forth in an agreement between the agent and the seller. Which certain property are listed as exclusive right to sell as an office exclusive & the owner strictly instructed me not to let other real estate broker show it and I must abide by these rules. Listing that are advertised & listed on REBNY & BNYMLS non member cannot show the property unless approved by both listing broker & sub agent broker or if the other broker is acting as a buyer broker which everyone must have full disclosure. Every listing there are showing instruction that every broker must abide, respect & cooperate. and this is dealt professionally between brokers.

It is not about just buying or selling a house but about being professional, transparent, relationship & being accountable (99% of my business are referral or recommendation & past business - I do understand the importance of treating everyone as a priority)- most experience brokers (with more than 15 yrs experience knows & abide by these policies & the protocol of having their brokers or managers call if they have any difficulties (Not complaining to the buyers - as it is buying a home can be frustrating & you do not need more frustration) but some people only cares about buying/selling or their commission & not follow protocol & blaming others. I believe in Karma & what ever goes around comes around! I have been selling real estate for over 28 years & this is my livelihood & career which I will not jeopardize.(Not some part time job or fling) There are 3 side of the story which is your story- my story & the truth,,, by the way I have looked into the property you inquired about and it was a co broke with another real estate company that is a member of BNYMLS and it was sold full price in less than 48 hours. Throughout my 28 yrs in Real Estate I have lost out on alot of great deals- but I did not go blame people because of it (Life is to short to worry about these small stuff) There are not too many Real Estate brokers that has been doing Real Estate for 28 years or more- I must be doing something right with 3 offices! I hope this explain & educate you and wish you the best of luck in your search - hopefully your broker will educate you more about the buying process before. Mr Jean Paul Ho's nickname is "Mr honesty". Nobody can last and prosper in this business for 25 plus years without integrity. Mr Ho is only one person, so he have managers in each office to assist whenever a problem arises. Most people have happy endings and I'm am surprised to hear someone with a complaint. If they had a hall of fame for Brooklyn real estate agent/broker, he would go in unopposed. He's simply the best for service and is extremely knowledgeable.
